Moat Homes submits retrospective planning application for homes in Seager Road, Sheerness

A developer has submitted a retrospective planning application for properties that were found to be up to 1.7m higher than approved.

Moat Homes took the expected action for the 27 houses and eight flats being built to the rear of Seager Road, Sheerness.

As reported last month, nearby residents raised concerns about the height of some of the structures with Swale council.

The local authority’s inspectors compiled a list of 10 discrepancies between the buildings as they are now and designs in the original planning permission from 2010.

The resubmitted application has responded to the “alleged” breaches by saying it intends not to adopt the council’s directions and keep the changes as constructed so the project can be completed in its current dimensions.

This includes keeping the height of the ridges and the eaves as they are. It says the house are 1.4m higher and flats 1.2m higher than agreed, not 1.6m and 1.7m respectively as the council says, while the eaves to the houses are 1.7m not 2m.

The developer says there is no way of reducing the height of the buildings due to flood risk issues and internal requirements for headroom.

Moat is also seeking approval for other alterations to the initial plans such as the windows being in different positions and having a different design and internal garages, cycle storage area, balconies and a footpath to Beckley Road being lost.
