Flexibility is the key when it comes to buying a new home – as this Kent couple found to their advantage at one of the county’s newest developments.

Michael Fanstone and his wife Diane fell in love with Ward Homes’ show house at the developer’s highly popular Castle Hill at Ebbsfleet, near Bluewater.

“The show home was exactly what we were looking for,” says Michael.

“However, we did not wish to live there immediately. We made it quite clear that we would like to move in when I retire, which will be around the summer of 2016.”

As a result the couple were able to utilise Ward Homes’ Show Home Sale and Leaseback Scheme which allowed them to buy a ready to let property with a freehold title. Under the arrangement the property is then leased back to Ward Homes for a fixed period, who continue to use it as a marketing show home, and the investor receives a guaranteed rental return.

The key benefits of the scheme are that it is hassle-free for the investor as the tenants are the developer, and as it is a show home, wear and tear is kept to a minimum.

Ward Homes also provides peace of mind with an exclusive five year fixtures and fittings warranty on top of the standard 10 year NHBCC warranty.

“This arrangement is perfect as it suits our timetable superbly,” added Michael.

Currently the couple live about three miles away, but were intrigued by the way in which the Ebbsfleet regeneration project is emerging and developing.

“Our new home is in a beautiful location within the development, with a country park being created directly outside our front door.

Launching this September, Castle Hill is the first exciting phase to be built at Ebbsfleet Valley, a 1,035 acre site made up of a mix of three and four-bedroom homes. In total 150 homes will be built at the site. There will also be a range of shops, bars and restaurants as well as open spaces close by.
