Former drug rehabilitation centre in Boons Park, Toys Hill Road, Edenbridge could become a new home with pool

A former drug rehabilitation centre could be demolished and replaced with a new £5 million home.

A large house, garage, poolhouse and spa could be built on the site of the Boons Park house in Edenbridge.

The existing structure is of some local architectural interest and is considered to be a
non-designated Heritage Asset by the local planning authority.

In recent years it has fallen into disrepair and, despite the best efforts of the owner, is no longer in a habitable condition.

Bishops UK Ltd aims to erect a large Georgian style detached house to provide a development that will be of greater visual interest than the current one.

It would be two-storey in height with five family bedrooms and an additional four
guest bedrooms provided within the roof space.

The site lies within the green belt and an area of outstanding natural beauty (AONB).

An earlier application sought a nursing home on the land but was refused permission by Sevenoaks District Council in October last year.

A report prepared on behalf of Bishops UK Ltd states the development would bring a number of benefits.

"From an environmental and social perspective it would create an exemplary new family home that would be of both social and economic benefit to the local area – the extra housing is of particular importance at this time because there is clear acceptance of a high need for housing in the Sevenoaks District – particularly with a Core Strategy housing target that does not reflect ‘objectively assessed need’ (as required by the NPPF)," it reads.

It claims the construction would not impact on the surrounding area or neighbouring properties as the design has a net reduction in bulk and volume.

Neighbour Alison Conley said the nature and style of this building is totally out of character for a traditional rural community and it will certainly be a blot on the landscape.

"Whilst we would welcome the site being put to use, we do not think that it should be at the expense of the surrounding area," she added.

The market price of the home is estimated to be £5.5 million.
