Plans have been lodged to convert an award-winning bed and breakfast into a private home after the business failed to sell.
Number One B&B, in Ranelagh Road, has been a staple in the accommodation sector in Deal for more than a decade, but could soon be transformed into a residential property.
According to planning documents, the former hostelry was on the market for more than two years but could not attract a buyer.
Because of this, applicant Susan Phillips is seeking permission from Dover District Council (DDC) to change the use of the building.
The end-of-terrace, four-storey Edwardian townhouse is not expected to undergo any external changes.
According to the planning documents, internally, the layout and appearance will remain the same, other than the removal of door closers previously installed to meet fire regulations for commercial use.
The telephone number for the business has been disconnected, its website is no longer live and reservations cannot be made on booking websites.
Number One B&B first gained national attention in 2011 when it featured in the top 10 B&Bs in the world at the annual Travellers’ Choice Hotel Awards, as voted for by global travellers.
In 2015, owners Mark and Nicky Chaplin received a prestigious ROSE award from Visit England for going above and beyond for their guests.
Only 100 establishments across the country were honoured that year, with just three in Kent.
The couple were visited by a mystery shopper in May 2015 before being notified in October that year of their inclusion on the list.
Despite its accolades, the B&B struggled to find a new owner, with no interest over a two-year marketing period.
Peter Jull, of the Deal and Walmer Chamber of Trade, said the loss of traditional accommodation reflects broader changes in the tourism sector.
“My first reaction would be that Airbnb [the holiday property rentals company] could be the reason why no one wanted to purchase the site,” he said.
“They are sort of, to some extent, squeezing out the traditional B&B market.
“B&Bs are very personal. Just because the previous owners were running it as a successful B&B doesn’t mean that anybody who bought it would be able to replicate their success.”
On Airbnb’s website today, there are more than 180 properties available to book.
“Deal is short of visitor accommodation,” Mr Jull added.
“It would very much benefit from certainly more hotel accommodation.
“The local plan recognises that there is a need to find a site for more hotel accommodation.”
A decision on the application is expected to be made by DDC by July 17.
