So the chance to build your own bespoke home in such a special location in a designated Area of Outstanding Natural Beauty on the White Cliffs is rare indeed.

But such an opportunity has now arisen with the sale of a three-quarter acre plot which already has planning permission for a stunning three-bedroom contemporary property, complete with swimming pool.

Agents Strutt and Parker believe it to be the first time a building plot has become available in the Leas for at least 30 years.

Residential sales director Simon Backhouse, who is based at the company's Canterbury office, called it a "once in a lifetime opportunity".

"I can't remember anything like it during my time - it really is a rarity," he said.

"We have already had a lot of interest but have had to clarify with some people that the £850,000 is just for the plot and does not include the house illustrated, " he said.

Planning permission has been secured by the owner of the existing property, Hope Bay Studios to demolish the 1930s properties to provide two plots for a pair of contemporary homes designed by William Matthews Associates.

One will be occupied by the current landowner but it is the second plot which is now being offered for sale.

The architects have drawn up a stunning three-bedroom home, designed to take advantage of the Channel views and boasting exceptional features and seclusion.

The new owners of the available plot will have the option of building a house to the existing plans, or a different high quality, contemporary home (subject to planning consent) in agreement with the current land owner.

"The Leas is a very special location that surpasses any economic conditions in terms of demand," said Mr Backhouse.

"And the chance to create your own grand design there is exceptional."
