Clive Emson auction: Moore Wood in Faversham to go under the hammer, as well as former Lloyds Bank in Cranbrook

A 9.5-acre plot of woodland and a luxury block of flats are among several lots listed to go under the hammer next month.

Moore Wood in Faversham is set to be auctioned along with a former bank in Cranbrook and a “very picturesque” cottage in Bethersden as part of 166 lots listed by auctioneers Clive Emson.

The woodland is made up of sweet chestnut and oak trees and has gated access.

Auction appraiser Jon Rimmer said: “The wood measures approximately 9.5 acres, with good access off the A2 and located on the outskirts of Dunkirk village and the city of Canterbury.

“The woodland forms part of a larger woodland and the boundary is marked out by wooden posts painted blue.”

It is listed with a guide price of £45,000-plus.

It previously went up for auction at the end of April with a guide price of £50,000 to £60,000.

Elsewhere in the county, a huge landmark building in central Cranbrook is also set to go under the hammer.

Woodside, which was formerly Lloyds Bank, and Bank House in the High Street are currently let at £20,000 per annum.

Auctioneer John Stockey said: “This building in the heart of the popular Wealden town of Cranbrook is arranged to provide a commercial property, which for many years was occupied as a banking hall, together with a separate large residential house.

“The property sits on a plot extending to 0.45 acres, with vehicular access from the High Street leading through to the land at the rear which extends through to the town public car park at the rear.

“It is considered that the entire premises and land at the back have potential for a variety of future uses either combined or separately, subject to the necessary planning and listed building consents being obtainable.”

The freehold guide price is £625-635,000.

A detached farmhouse in Norton, near Sittingbourne, is also up for auction.

Wildwinds Farmhouse, in London Road, has three bedrooms with gardens at the front, sides, and back.

It sits on a plot extending to 0.17 acres, and the freehold guide price is £220,000-plus.

Land at Gore Farm in Upchurch, with planning permission for two houses, is also up for grabs.

Mr Rimmer said: “This is an idyllic parcel of land located on the outskirts of Upchurch village, a short distance from Upchurch Golf Club.

“The approved permission occupies around one-third of the total site”.

The freehold guide price is £400,000-plus.

Another lot is a mixed-use investment at 39 High Street in Sittingbourne, which has a vacant shop, five flats, five parking spaces, and seven stores.

It is currently let at £59,340 per annum, plus the vacant shop. It has a freehold guide price of £650,000-plus.

Also going up for auction in Teynham will be land next to 32 Frognal Gardens, as well as Green Street Farm House, a five-bedroom property at 72 London Road.

Nearby, in Bartletts Close in Minster, land with permission for 13 houses and three bungalows will be going under the hammer.

Mr Rimmer said: “The site is located in a predominantly residential area with good access to the A249, local supermarkets and Queenborough's mainline railway station.

“Outline planning permission has been granted on appeal for the development of the site with 17 dwellings, however, the Approval of Reserve Matters amends this to 16 dwellings -13 houses and three bungalows - all with off-road parking and gardens to the rear.

“It will be of interest to builders, developers and investors.”

A semi-detached house in Barton Hill Drive, which is in need of structural repair, will be up t auction next month with a freehold guide price of £120,000-plus while a thatched cottage in Bethersden is also among the lots.

Paris House in Fridd Lane is a “very picturesque two-bedroom period thatched cottage with detached thatched outbuilding, nestling on a plot extending to 0.74 hectares”.

The freehold guide price is £240,000-plus.

Two houses in Marmion Way, Ashford, will also be offered, as well as a one-bedroom flat in The Panorama, Park Street.

The Nook at 22 Station Road in Charing – a two-bedroom house – is also available with a freehold guide price of £230,000-plus, as well as a freehold parcel of land next to 128 Rylands Road in Kennington for £15-20,000.

At the top end of the market, a modern development on Sandgate Esplanade of 11 flats in two blocks is expected to attract a lot of interest.

Every apartment has a balcony with sea views, and the freehold guide price is £2million-plus.

Auctioneer Kevin Gilbert said: “These flats represent a superb opportunity.

“There is a car park at the back of the flats, four of which are let – between £1,200 and £1,285 per calendar month – and the rest are vacant.

“Two have three bedrooms and the rest have two bedrooms each.

“Clearly, we anticipate investors being attracted to what could be a great rent machine.

“With sea views and a high demand still for properties, we consider that there will be a great deal of interest.”

A plot of land containing an abandoned barn in Brewer Street, Lamberhurst, will also be going under the hammer next month.

The 0.5-acre site includes a former commercial barn, which is now retired from active use, but may be possible to convert.

The site has a freehold guide price of £120,000-plus.

As well as this, a three-bedroom house in Furnace Lane, Horsmonden, is being sold with a freehold guide price of £280,000-plus.

The next auction by Clive Emson finishes on Thursday, June 12, with bidding live 48 hours beforehand.

It will mark the fourth auction of eight by the Maidstone-based firm this year.
