Former doctors’ surgery in Sittingbourne, indian restaurant in Canterbury and flat block in Folkestone among several properties to sell at Clive Emson auction

A former doctor’s surgery, an Indian restaurant and a parcel of land were some of the host of Kent properties to sell after going under the hammer this week.

The former GP practice in London Road, Sittingbourne, sold for £560,000 after going on the market with auctioneers Clive Emson on Thursday.

The large detached site comes with planning permission for conversion, along with a new development behind it for a total of 10 flats and 13 parking spaces

The lot was among 168 listed by Clive Emson, the land and property auctioneers.

It is close to local amenities, including the railway station and has good access to the A249.

Auction appraiser Jon Rimmer said: “This is a large, detached property in the town centre close to local amenities and railway station.

“It has good access to the A249 leading to the M2. The property and a parcel of land to the rear have both been granted planning permission for 10 flats with 13 parking spaces.

“Works to convert the former surgery into three two-bedroom and two one-bedroom flats - which includes two maisonettes - is partially complete.

“It is understood there may be potential to amend the current permission to provide more flats, subject to all necessary consents being obtained.”

Elsewhere in the county, a former Indian restaurant blew its guide price out of the water after a number of “serious bidders.”

The site in St Dunstan’s Road, Canterbury was listed between £180,000 to £200,000 but sold for £381,000.

Located near the Westgate Towers, the former Raj Venue property has been vacant since 2020 and includes three bedrooms on the upper floors.

Kevin Gilbert, auctioneer and appraiser, said: “This period three-storey property with basement is located in the Westgate area of Canterbury close to the River Stour, Westgate Punts, Westgate Garden River Walk, numerous restaurants, cafés and shops.

“The Westgate Tower leads to the primary retail area of St Peter's Street with access to the Marlowe Theatre, Canterbury Cathedral and other tourist attractions.

“The property needs total refurbishment and may be suitable for a variety of alternative uses, subject to all necessary consents being obtainable.

“We had a number of serious bidders who saw the potential in this lot.”

Meanwhile, in Folkestone, a block containing a three-bedroom maisonette and a one-bedroom garden flat sold for £222,000.

The end-terrace property was originally listed for £180,000.

Mr Gilbert said: “Both elements of this lot are let, which brings in £17,100 per annum.

“It was of interest to investors but also to those who wanted to change its arrangement.”

Another site to be snapped up was a parcel of more than 15 acres with a barn in Tonbridge.

Located on the south side of Whetsted Road in Five Oak Green, it achieved a sale price of £350,000.

Russell Hawkes, auction appraiser, said: “Situated between the railway line and Whetsted Road, this lovely parcel of land has road frontage with an access point and gate.

“On part of the site at the front is a single-storey modern barn, constructed in approximately 2018 to 2019.

“The land is located between the villages of Five Oak Green and Whetsted and is just under five miles from Tonbridge.”

However, it was not all success for the auctioneers.

Moore Wood in Faversham was one lot that failed to sell.

The woodland is made up of sweet chestnut and oak trees and has gated access.

Auction appraiser Jon Rimmer said: “This is a large parcel of established woodland which measures approximately 9.5 acres, with good access off the A2 and located on the outskirts of Dunkirk village and the city of Canterbury.”

Its guide price was set at £50,000 to £60,000.

Elsewhere on Sheppy, a property dating back to 1548, the year after the death of Henry VIII, failed to find a buyer.

Auctioneers have given it a guide price of more than £400,000 and were expecting “a great deal of interest” in the lot.

Mr Rimmer added: “This is an attractive building which has had many uses over the years and is now stripped back ready for refurbishment works with some having already started.

“There may be potential to subdivide the property or refurbish it back to one large residential dwelling if all necessary consents are obtainable.”

Finally, a redevelopment opportunity failed to attract any attention.

The end-terrace property in Camden Road, Tunbridge Wells, came with planning permission to be converted into nine flats and two shops.

Previously, it was praised for its position on a busy thoroughfare but failed to sell at its guide price of offers more than £520,000.
