Designs of next phase of 785-home Manston Green development in Ramsgate submitted to Thanet District Council

Designs of the next stage of a huge housing development totalling 785 homes have been unveiled.

Images showing how phase two of Manston Green off Haine Road in Ramsgate - which involves 241 properties - will look have been submitted to Thanet District Council by Cogent Land LLP.

The developer was granted outline planning permission for the estate in 2016, including the 785 houses, a new primary school, highways infrastructure, retail units, public open space and a community hall.

Construction of the first phase, approved in 2019 and involving 220 homes and the location of the new school, is expected to start in October but there is currently no completion date.

The latest application submitted sets out the layout, scale, landscape and appearance of the second phase and shows how the streets will look once the homes are built.

The site is 7.56 hectares and over two parcels of land separated by Manston Road.

Cogent Land LLP says it believes the design for the 241 homes to be "appropriate".

"The proposed new development incorporates a range of dwelling sizes with a mix of one and two-bed apartments and two, three and four-bed houses with affordable housing to meet local need.

"New houses are either two or 2.5 storeys and apartment blocks are either two or three storey.

"The road network provides a safe and secure environment for the new community."

The developer says parking is provided in a variety of ways to minimise visual impact and that there is easy access for deliveries, service and emergency response vehicles.

"The detailed layout has been designed and finalised to ensure that the proposed development reflects, conserves and enhances the existing landscape that relates to the site," Cogent Land LLP said.

"The proposals are considered to amount to sustainable development.

"The social role includes the provision of 241 homes, including 38% affordable.

"There would also be economic benefits during the construction phase in relation to jobs, the sale of construction materials and use of local labour.

"Environmentally, landscaping on site is enhanced through a series of multifunctional open spaces, connected by a network of attractive green streets."

Just along from the site on Haine Road is the Grade II-listed Ozengell Farmhouse, dating from 1711 and the former residence of wrestler Jackie ‘Mr TV’ Pallo.

Permission to demolish the derelict, historic building and construct six new properties was turned down at a meeting on Wednesday evening.
