Derelict ruin near Canterbury for sale at £500,000 by estate agents Strutt and Parker

This ruin of a house is far from a simple makeover job.

And because of it dilapidated condition, it stands out like a sore thumb among the million pound homes on high end estate agents Strutt and Parker's website

Yet it still carries a £500,000 price tag. So what makes this apparently huge restoration project so desirable?

Well, according to the property experts, it is all about the potential.

They call it a "residential development opportunity" which could include replacing the long derelict house with a new one, subject to planning permission.

The property, which cover a footprint of 877 sq ft, is in Staines Hill, Westbere, near Canterbury, and also sits in more than six acres of grounds.

Strutt and Parker surveyor Luke Mullaney says it has been unoccupied since the 1980s and is a "hidden gem" which is already attracting a lot of interest from potential buyers.

"What we are really selling is a vision of what this house and site could be because of its potential," he added.

The site slopes down from north to south, offering far reaching views over the Westbere Lakes.

Most of it is currently overgrown by weeds, shrubbery and trees, with a small outbuilding towards the bottom of the land.

And, like the house, it needs far more than a garden makeover to really benefit the setting and views.
