Property shortage in Kent's rental market

There’s nothing like a credit crunch for throwing the home rental market into a frenzy – and that’s what’s happening in Kent. Growing numbers are choosing to rent and 57 per cent of agents report a property shortage.

Paul Tilley, director of Greyfox estate agents, said: "This is no market for ditherers because good rental properties are going very quickly."

As well as moving quickly, Paul suggests being prepared to compromise. "Think of the boxes you want to tick and accept that you’re unlikely to find a home that ticks every single one."

He advises landlords to make a property attractive, avoid starting a six-month let in May or June – it may become empty just before Christmas, a difficult time to find new tenants – and draw up an inventory of everything in the house.

Gas and electrical appliances should be regularly checked by professionals and furniture should be flameproof.

Tenants are advised to make sure the letting agent is a member of the National Approved Letting Scheme or similar body.
