Plans submitted for 1,460 new homes and school on farmland off Nash Road, Margate

More farmland in Thanet is set to be gobbled up for another vast new housing estate.

An outline planning application for 1,460 homes has been lodged with Thanet District Council which would be built on 160 acres of fields off Nash Road in Margate.

Called Humber’s Mill, the development includes a new primary school, shops, community and medical hub and link road along Nash Road as well as ‘green infrastructure’, including 54 acres of public open space with parks and adventure and wildlife areas.

The site is already designated in the council’s Local Plan for housing which has a policy to deliver 17,140 additional homes across the district up to 2031.

The land is owned by St John’s College, Cambridge, and the applicant, Axis Land Partnership held a community consultation in 2021/22 and has put its proposals on its Humber’s Mill website.

It can also be viewed on the council website with application number OL/TH/23/0685.

Axis say their vision for Humber’s Mill is for a “healthy, connected and welcoming new neighbourhood that brings people of all ages and backgrounds together in a future-ready place”.

There would be a mix of homes, from one-bed to five-bed, with 30% of the properties designated ‘affordable’.

The scheme will include re-aligning and widening Nash Road, so avoiding the Grade II-listed Nash Court Farmhouse and its surroundings.

The applicant estimates that almost 270 direct and indirect jobs will be created during the construction phase.

The scheme is one of a number in the area bringing thousands of new homes to Thanet.
