Plans for more than 200 additional homes at Ebbsfleet Green after first phase of properties 'snapped up'

Developers behind a regeneration scheme in Kent's garden city say the first 100 homes have been snapped up but there are plans for hundreds more.

All 100 properties at Bellway's Ebbsfleet Cross have now been sold, less than two years after the site was launched.

The developer says the high level of demand is a sign of the area’s growing popularity with homebuyers and in particular, first-time buyers.

The site, off Craylands Lane, is part of the wider Ebbsfleet Garden City regeneration scheme which is aiming to deliver 15,000 new homes along the Thames between Dartford and Gravesend.

Phase one of Ebbsfleet Cross consists of 50 houses and 50 flats with construction work due to be completed in December.

But Bellway hopes more are on the way and says it has now submitted plans for the second phase of the development, which would see a further 233 homes built on nearby land to the north of London Road on the Swanscombe Peninsular.

The new homes builder has acquired a 13-acre former chalk quarry site and if the plans are approved, could start work this summer.

Emma Hamlett, Sales Director for Bellway Thames Gateway, said: “Ebbsfleet Garden City is quickly establishing itself as a highly sought-after location for homebuyers, particularly London commuters who are able to take advantage of the high-speed rail connections to the capital and first-time buyers using the Help to Buy scheme.

“This has been reflected by the high demand at Ebbsfleet Cross, where all 100 homes in phase one have been sold following the development’s launch in September 2019.

She added: “Phase two at Ebbsfleet Cross will enable us to continue meeting this growing demand.

"It will also transform a derelict brownfield site into an attractive new neighbourhood, making a significant contribution to the wider regeneration of this former industrial zone into a modern and highly desirable garden city."

Bellway’s plans for phase two include 148 one and two-bedroom apartments and 85 two, three and four-bedroom houses.

The development will include 70 affordable homes available for local people, consisting of 37 apartments and houses for shared ownership and 33 flats for affordable rent.

More than a fifth of the site will be provided as public open space.

There will also be a number of special features showcasing the site’s quarrying heritage, such as viewing stones, a stone wall, and a stone play tunnel.
