Warehouse next to Amazon and IKEA units in Dartford approved on former Littlebrook Power Station

A new warehouse unit on a former power station redevelopment has been approved by council planners.

The proposals for the large 300,000sq ft unit at the old Littlebrook Power Station site in Dartford was accepted by councillors.

The plans are part of the third phase of regeneration on the site, which is already home to a massive Amazon depot and an IKEA distribution centre.

The latest large unit plans are about half the size of the giant Amazon warehouse.

Unit 3 on the site, which is yet to be occupied by a tenant, would stand at 24.5m tall and comprise of a single warehouse for storage and distribution uses.

It would have space for 56 trailers with 28 docking bays into the warehouse and a further 227 car parking spaces.

Two smaller buildings – designated as phase four of the overall redevelopment – would be intended for a wider range of industrial uses and office space and were also accepted under the application heard by Dartford councillors.

Planning officers had recommended the plans to be accepted and legal agreements will now be drawn up.

Among those will be a contribution by developers Bericote Properties and Tritax to contribute a further £220,000 to its overall £2.3 million funding for an upgrade to Junction 1a slip roads on the M25.

Kent County Council Highways said "sustainable access" is achievable and acknowledged that although traffic would increase on local roads, the impact fell within limits set to measure changes to "day to day" traffic flows.

No major concerns on the application were raised by public bodies consulted on the plans but 16 comments were received by neighbours.

Residents said there were already too many warehouses in the area and raised concern about increasing levels of traffic along with noise and pollution.

They also cited fears about inadequate road infrastructure which would see added congestion along Marsh Street and Bob Dunn Way.

Papers published ahead of the meeting said work on developing a scheme for the J1a improvements is under way and is expected to be completed in the summer.
