Orchard Yard retirement homes development in Wingham near Canterbury launches

New luxury homes for the over 55s set to be completed by November "will be valuable if there are further pandemics", a retirement estate boss has claimed.

The picturesque Orchard Yard in Wingham, near Canterbury , will feature 15 homes in agricultural surroundings - with communal facilities and support services.

Head of Cognatum Property Peter Walton made the comments as the new scheme was launched.

"With the current pandemic at the top of everyone’s minds, the advantages of living independently on a managed estate have become more obvious," he said.

"Whilst people may need to self-isolate, no-one needs to be isolated.

"Being part of a community that looks out for each other and an estate manager on hand for support has never been more important.

"And having access to beautiful grounds with neighbours to chat to will be so valuable if there are further pandemics."

The development will offer a mixture of nine three-bedroom houses and six two-bedroom apartments - each with a parking space and dedicated carport.

They will also all have an individual garden or balcony, and residents will have access to the communal grounds which includes an orchard, green house and raised vegetable beds.

Garden upkeep and external home maintenance will be taken care of by Cognatum - the retirement estate firm managing the site.

There will be a clubhouse where various activities can be held, including a stretch studio, a gym and a space for social gatherings.

A barbecue terrace and firepit will be there for residents to enjoy in the summer months and a guest lodge is provided for any visitors wishing to stay overnight.

Cognatum will offer general support services to the owners, who will also receive an hour’s practical help each week with tasks such as housekeeping.

Extra care packages can be arranged to suit individual needs as and when required.

Orchard Yard is based in the original farmyard of the 15th century manor house Wingham Court and close to the site of a Roman villa.

Director of selling agent Fine & Country Ross Anderson said: “Orchard Yard is unique in the area and I anticipate strong demand from mature buyers looking to downsize, that still want to live independently, but may need some support in future.

"The homes are more spacious than a typical retirement village, and with great facilities and support services in place when needed, it is a great option that will give residents and their families peace of mind."

The two bedroom apartments start at £560,000 and the three bedroom houses start at £725,500.
