Huge 285 acre farmland plot in Barn End Lane, Wilmington, near Dartford on sale for £3.2 million

A rare agricultural opportunity has arisen to purchase nearly 300 acres of farmland "inside" the M25.

The land is sandwiched between the villages of Wilmington, Hawley and Hextable and is currently on the market for offers in excess of £3.175m.

An agreement to farm the site in Barn End Lane, near Dartford has recently expired and all lots are vacant.

The land available runs to around 285 acres – equivalent to about 215 football pitches.

It has been farmed on rotation with winter wheat and barley, spring barley, oil seed rape, linseed and peas all grown within the last five years

The land is being offered for sale as a whole or in three lots.

Lot 1 consists of 162.33 acres of level Grade II and Grade III arable land and is accessible from Shirehall Road to the north, and Barn End Lane to the west.

The second lot is made up of 78.81 acres across two parcels with on accessed from Clement Street on the southern boundary.

Lot three is made up of 44.61 acres and is a single parcel of slightly sloping Grade II land with gated access for cars and trucks from Gildenhill Road on the south east corner.

All lots are being sold subject to an overage agreement – where a buyer agrees to pay the seller extra money where the value of the site increases in the future.

This will last for a term of 30 years with a 30% uplift triggered by planning permission or permitted development for uses other than agriculture.
