Land at Royal Victoria Hospital in Folkestone with planning permission for 19 houses on market for £2.4m

Land surrounding a former hospital – where 19 new houses are to be built – has hit the market for the reduced price of £2.4 million.

Plans were approved five years ago to create a mix of houses and flats in and around the run-down Royal Victoria Hospital in Folkestone.

Nineteen flats in four blocks have already been created, and the main hospital building has also been developed.

But a larger developer is now wanted to build the remaining 19 homes.

The plans were originally put forward by Leo Griggs, who said: “We have constructed and delivered four blocks of flats at the Royal Victoria development site.

”During this time the remaining land has been for sale previously for £2.85 million, under offer, then fallen through twice.

“This is a sale relaunch at a lower price of £2.4 million.

“It has planning for 19 very large townhouse properties, within a gated crescent cul-de-sac.

“Our plan has for a long time been to develop the much-needed flats and sell on the housing part to a larger developer, whilst we continue with other new build flat schemes.”

The Royal Victoria Hospital is more than 100 years old but sat empty for over a decade after its last ward closed in 2006.

Patients are still seen in the next-door medical centre further along Radnor Park Avenue.

The hospital was left in a derelict state, and in 2019 was subject to a fire.

The plans to transform the site into a total of 38 homes – 19 flats and 19 houses – were approved in 2019 and 2020.

At the time, Folkestone Town Council objected to the plans, describing the scheme as "over-intensive" and "excessively dominating".

The council also called for some original features, such as a clock face and foundation stone to be preserved. Neighbours also raised objections.

But despite this, plans were green-lighted.

The land up for sale with planning permission for 19 houses is being marketed by Bairstow Eves.

The listing states: “Outstanding opportunity to purchase a well located and proportioned development site boasting planning permission for 19 well appointed houses.

“The site has been cleared and benefits from planning permission granted by Folkestone & Hythe Council for the redevelopment of the site to form 19 town houses all of four or five bedrooms.

“The entire offering extends to approximately 1.8 acres made up of redevelopment area to the mid and to the rear is a wooded area.”
