Painting and decorating shop with six flats in Dover to go under the hammer

A former painting and decorating shop is among three lots in the district that will go under the hammer at an auction next week.

The now closed Paint & Décor Centre in Dover is listed at freehold guide price of £375,000 at Clive Emson's next online sale on Wednesday, November 4.

The building at 84, 85 and 86 London Road not only contains the ground floor retail unit but six flats – one of which is empty and could provide a rental income.

It is currently let at £26,220 per annum.

Jon Rimmer, auction appraiser, said: “It is an attractive investment opportunity. It might be possible to convert the ground floor to residential, as long as all necessary consents are obtainable.”

A three-bedroom house at 42 Coombe Way, Valley Road in Dover , will also feature at the sale.

It is being sold on the instructions of the trustees at a freehold guide price is £140,000+.

A plot of land next to The Fieldings, Stoneheap Road in East Studdal - measuring a third of an acre in size - is the third lot, being offered at a freehold guide price is £52,000+.

Clive Emson say it could be developed as long as all necessary consents are obtainable.

Managing director James Emson has commented on how the firm has adapted its working practices to support to property profession throughout the pandemic.

He said: “The year has presented challenges for everyone including the property profession.

“However, the whole team has pulled together throughout, offering a great service to clients embracing technology that although we have had in place for a number of years has not been widely used previously.

“Hopefully, at some point next year, we may be able to once again have a ballroom auction option for our clients but this really depends on both the current situation and enabling everyone to have a fair opportunity to bid.”
