New homes at Poorhole Lane in Broadstairs to go on sale to potential buyers

The first homes at a sprawling "woodland" housing estate are set to go on sale.

They will be part of a development called Westwood Acres, off Poorhole Lane, in Broadstairs, which once complete will have 153 new properties.

Every house for sale is available through shared ownership and are priced from £73,750 for a 25% share - which would mean a 5% deposit of £3,687.50 for a two-bedroom home.

The scheme allows a purchaser to take out a mortgage on a share of a property and pay rent to a landlord on the remaining share.

Love Living Homes will launch the first collection of two-, three- and four-bedroom houses on Wednesday.

Initial plans for the development were rejected by Thanet District Council in August 2015 but were approved on appeal by the Planning Inspectorate in February 2017.

The scheme, which is at the site of Grade II-listed Westwood Lodge, drew criticism from residents over the loss of woodland and habitat.

Former developer Places For People Homes Ltd pulled out of the project and Rooksmead Residential Ltd agreed terms with L&G Modular Homes on a revised set of proposals, relating to appearance, scale, layout and landscaping

The new plans were put forward and approved in May. They include moving new-builds further away from existing buildings on the site and retaining more of the trees.

The amended layout also includes wildlife corridors, such as hedgehog highways, through the site.

A statement by Love Living Homes says: "Nestled in charming woodland in Westwood, on the edge of Broadstairs, the new homes will provide easy access to plenty of outside space and are flexibly designed to meet the needs of a range of residents.

"Some properties will provide contemporary, open-plan dining and kitchen areas, while others offer a more traditional layout.

"Most of the homes are being constructed using modern, more sustainable modular methods, meaning they are built off-site by contractor Legal and General, and assembled at the development.

"These homes will also use less water and energy, and have lower carbon emissions both during construction and when they’re lived in."

Love Living Homes says 8,500 new trees will be planted and will include new woodland walks, a landscaped communal garden and green corridors throughout the development.

Although shared ownership is used by first-time buyers, you are also eligible if your household earns £80,000 or less, you used to own a home but cannot afford to buy one outright now, or you are an existing shared owner.
